Can I terminate a landlord commission agreement with the agent for commercial property? They have been paid previously. As the lease will be due in a few month's time, and I would like to change agent. Do I need to terminate the current agreement?

This is the appointed landlord agent handling this tenancy right, if the agt is representing the landlord, there is no reason to terminate him unless u have access to landlord to discuss about services rendered to u. "They have been paid previously" Who are they ? there are more then 1 agent? The other one is ur agent? You are not comfortable with your agent? Then u should tell ur agt his help is no longer required if there is a renewal .

There is no reason to terminate current agreement as u might incurred pre termination penalty which might also not be accepted by landlord.

Not sure the reason why you are looking to terminate the agent or change agent. Is your current tenant going to renew the lease? If tenant is not renewing and you are looking to market your property for rent to seek new tenants, there is no need to terminate the original agent unless you have signed a prior agreement that he or she will be the exclusive agent for subsequent rental assignments.
