Dear Sir/ Madam,
I have great problem since the 1st month with late rental payment from tenant. Is my agent responsible to help me sign up GIRO as stipulated in the Contract but not carried out? Is my agent supposed to help me collect rental? Please help me.

Hi Ann, as an added service, most landlord agents would help their landlords to chase for late rental payment and to provide alternative for the tenant.

    Aaron you are a great agent. i know who to go to next time. THANKS Aaron. My agent did not even complete the GIRO signup for me, just took my commision and pushed all responsibilities to her co-broke. i would NEVER deal with her again and have told my friends and relatives about her, just short of complaining to relevant authorities about her irresponsible act,took commision and scoot. i would complain soon to the relevant authorities because it is highly frustrating and irresponsible of her.

Technically, agent's responsibility ends after a tenant is secured.

Personally, as an added service :
I take care of the 'takeover' and Handover,
ensure that tenant sign up GIRO to pay rent,
ensure that tenant apply for utilities,
etc.

I would occasionally call up Landlord / tenant to see if any issues that I may be of help.ETC

However, collecting rent is definitely not something i would do. Furthermore, handling of $$ is strictly not allowed and is very sensitive.

Which is why I also Insist that tenant set up Giro for rent payment.

I would suggest that you speak with your agent, to get in touch with the tenant to set up GIRO.

    Great to have responsible agents like yourself!
    My agent did not even do up GIRO for me as stipulated in the CONTRACT. She just collected the commission and washed her hands off totally! I found her VERY irresponsible!
    What should I do next? I trusted her completely and she has left me in a LURCH as my tenant has not been paying on time since the 1st month!! Always a month late. Now it is 41 days overdue!!!!
    Please help....
