Hello,

I plan on leasing a commercial property in Singapore. However, I wanted to know about flexibility terms regarding negotiating a "rent free" or "reduced-rent" period when I do renovation? I am setting up an educational institute, and would like to find a solution for not paying rent when renovating.

Dear Lawrence,

What you have mentioned can be done since it will be a private agreement between you as the tenant and the landlord. All terms and conditions can be discussed until all parties are agreeable.

Are you looking to set up a considerable sized educational institute? What you will need to ensure instead would be if the site you are interested in can be used for educational institute purpose.

A "rent free" period can be negotiated with the landlord ranging from 2 weeks to 3 months. The norm is 1 month.
