Hi Gurus,

I rented a retail space but unable to upkeep the rental. And have found a replacement tenant.

However, Landlord refused to accept the new tenant and even increased the current rental to the new tenants.

Can I know if he has right to do so?

Hi Mr Koh,

It depends on your lease agreement, if there is any sort of exit clause for you.

If there isn't, the Landlord has every right to object to anyone else taking over from you, especially if he is not comfortable with the new tenant's trade.
