Hi Chiam,
It is unusual to come across commercial properties selling with tenancy that gives you more than 4% yield these days. Perhaps,the potential rental yield can be more than 4% but ultimately it will still be a high risk investment, especially so if the purchasing quantum is low. A decent purchasing price would probably be in the range of $800k upwards where unit comes in decent size of at least 1200sqf range, in which the seller may have subdivided the premises into multiple offices and rented it out to different tenants to achieve better rental yield. Otherwise, investing in overseas projects with guaranteed rental yield will probably be your next best option.
