Retail is out of reach from what i have come across. Even for industrial or other forms of commercial properties, you are unlikely to come across really good properties with investment returns in my opinion. Given your budget, would you be game to explore Australian properties, given that the Aussie dollars is low now therefore you maybe looking at potential gains from property price appreciation on top of currency gains.
