Hi,

I have cash of about 100K. I'm wanting to invest it into a commercial property with rental yield.

I have been reading up and discussing with many friends and agents about the purchase of a commercial property for investment.

I have been told many thing:

1) Low yield (abt 3%)
2) Short lease hold (30 -60 years)
3) Difficult to sell out
4) need to buy with tenant if not it will be a risk
5) Location needs to be good [but no one every defined the meaning of good?]

If you are an agent who has knowledge on these areas and would like to guide me in purchasing the right property, please reply me and I will appreciate it.
