Hi, I noticed that banks are willing to match the valuation for Residential properties in current market. However for commercial properties, the valuation offered is very conservative and it's much much lower than recent transactions and do not consider rental yield.
Can anyone share with me the reason?
Any bank that can offer better valuation?

Hi TD,

Usually rental yield may not be taken into consideration, as valuation is pegged with the selling/ purchase price. Rental yield is always in the mind of an investor who would think how best he should use the money buying this property or use it elsewhere for a better return.

Are you planning to sell or buy a commercial property, and have you decided on which one?
