Hi, if a commercial unit is located in the basement where shops and restaurants are located, but its use is approved for Office Use, how would it be valued in case of Enbloc - would they deem it shop or office for valuation?

The enbloc valuation of each individual unit is determined not by approved use but by the share value of the said unit which is obtained from the GFA of your unit. Though this is only one method, a detailed analysis will be done to determine other factors such as if certain owners pays higher management fees. The collective sale is a long process and the committee assigned will discuss with respective owners at various stages of negotiation to determine how the sale proceeds are apportioned . This is only a guideline rather than a definite method.
