Premier @ Kaki Bukit has a longer lease term of 60 years relative to Synergy at 30-year lease. In my opinion, government are releasing less 60-year lease strata industrial properties compared to the past. This generally implies that Premier can command a higher price premium vis-a-vis Synergy as the time goes by.
At present, industrial property market is softening, be it prices or rents. If you are not in a hurry to sell then perhaps you can hold on to your unit for greater upside potential in future, say 3 - 5 years.
From another perspective, if you have bought Premier in late-2011, you are probably sitting on a paper gain and SSD does not apply to you given that the holding period is 3 years and above. Thus, you can choose to divest, take profits first and re-enter the market again at lower entry price.
