1. Location. ( Raffles Place or Outside CBD) If your clients are in the East you should consider East side.
2, Type of business. E.g if Assets Management best in Raffles Place. If other wise such industrial related biz you can do in B1 factory area outside CBD which is cheaper.
3. Budget is important.
4. Size Calculated base on below chart average 120-200 sqft per person.

>Typical Vice-President' s Office
50 to 250 sq. ft. (3 to 4 windows in length)
>Typical Executive' s Office

5. Other factors if you need Meeting/Conference rooms Big or small, Dry/wet pantry,Server room,Printer Room/Storage and etc.
6. Renovation for bare units for such size will take about 3-4 weeks upon proper planning.We can request a Rent free period to do our renovation.
