How much percentage loan of the property's valuation am I able to take as a private investor for commercial property ?

I heard from agents that nowadays you have to pay 40% upfront , is that true ?

Dear Mr Lucario,

Usual cases I have heard of is 30% up front but the general considerations will still be based on 80% loan maximum. It will always be good to work closely with a banker who does commercial property loan to find out in details. I do have a handful of industrial B1 properties selling with existing tenancy that gives more than 4% rental yield.
