I am looking into investing an HDB shop house with living quarters above.My intention is to rent out the commercial space on 1st storey while my family can reside on the upper storey.
Am looking around Tampines Area. Preferably a four-room HDB with shop space below. Probably total area close to 2000 sqft.
What is roughly the price range for such a unit in Tampines?
Understand that most HDB shophouse is leasehold with many having remaining lease of about 70 years of below. Will the price appreciate in the future? Thanks.

Shophouse generally is around 1500-1700 sq ft
Upstairs biggest is 4 room flat.
Price will normally either maintain or goes up a bit depend on location..
