I am looking to rent a 300 square feet shop. Preferably in the east or west. What is the difference between renting directly from HDB at place2lease, and approaching agents for help?

Also, suppose I tell HDB I sell clothing. But 1 mth later, I decide to sell soft toys and tidbits in addition to clothing. Is that allowed?
