For corporate landlords, the minimum lease term is usually 3 years. Private landlords tend to be more flexible with the tenure of lease as it will make them more competitive. Just like what Derek has indicated, due to extensive renovation put in for a F&B place, it may not make sense to only commit to a short term lease. The other alternative is to look at existing F&B place looking for takeover.
