Hi Madam Tan,

I do have a Grade A strata titled office up for sales. At extremely attractive price. In heart of CBD and stone's throw from Raffles MRT. With the shortage of Grade A offices and prominent location w attributes, these property will be highly sought after by tenants and high end tenants. For commercial properties, there mainly no restriction, higher rate of returns and best, no ABSD.

Having said that, if you are looking to invest, residential properties are also of consideration. If you pick the right property at the right location,you stand to benefit. Dear Janet,

Below are my answers.

1) There is no best location. Apart of CBD itself, recent year more and more commercial district have sprung up such as Changi Business Hub, and of course the up and coming Paya Lebar District and Jurong Lake District. All these are good area to look at.
2) I will say that close to MRT is more important for commercial than resident. How often have you heard of company having difficulties to employ good worker due to inaccessibility of the office?
3) No cooling measure as from today
4) Commercial is better more investment for various reasons such as higher rental yield and many more
5) No restriction on PR at this moment
6) No minimum holding period

I do have a very good potential office for sale at the West. Very good location near to MRT, International Business Park, Shopping Malls and many more. Best time to invest now before price goes up as more future developmental plan will be reveal.

Hi Janet,

From investment perspective, anything that can provide good returns will make a good investment, therefore the validity of your question in terms of the best area will greatly depends on what is the outlay and financial considerations you have and what is the strategy you have in actualising the returns. Some investors do not mind holding out for capital appreciation even if unit is left vacant without rent, while some is gunning purely for immediate rental returns. There is no specific holding period as of now to a commercial property and stamp duty applicable is 3% for purchasing. Perhaps it would be a more constructive discussion we will have if I can know more about what are your financial considerations in this investment?
