Dear Mr Ali,
Assuming $50k cash as your 20% downpayment, your final purchase price will only be in the range of $250k, that is without considering the various stamp duties, 7% GST or even legal costs for the purchase. With this amount of money, I highly doubt you will be able to invest in any real estate within Singapore. You may wish to look into other forms of investments in current situation or look for similar minded investors to pool your funds for investments if you can strike a proper agreement with this pool.
