Hi David, CPF has not been allowed for the purchase of commercial/industrial property since 2006, so you may not use your CPF funds to do so.

If you wish to purchase, you may need to consider the location, as part of your exit strategy (ie can it rent out well, can it sell quickly etc).

$$, you should also be concerned about is GST, if the seller is GST registered, if you are buying a new industrial property, you will very likely have to pay GST, but unless you are GST registered, you may not claim this back when you sell.

If you are to use a company to purchase the property, you may get a lower quantum loan depending on the financial condition of your company, and the financial institution. You may also need to act as a personal guarantor on the loan as well.
