Owning an EC for less than a year does not affect your plans in owning a commercial property for investment.

For financing your ideal commercial property, you likely need to have more cash in hand as the Loan-To-Value (LTV) is likely to be lower if you have taken a loan to finance your EC.

Hi there, Ethan is correct, you are allowed to purchase commercial or industrial property, but as the market is quite volatile and with decreasing rental yield, it becomes harder and harder to find gems that generate positive cash flow.

Investments must not only have capital gains, they must have positive cash flow. I urge you to consider your purchase properly.
