If my core activities are doing content creation for YouTube , putting a filming set , a music studio , and a space for graphic design for clothing line, do I qualify under b1 industrial? Or which sector? Office is definitely a no right? B2 industrial seem like not needed as noise pollution won’t be so high . In fact have plans for sound proofing my space.

Hi You cant decide the different type of office space to rent?
I have client who use an office space for such activities. if you are doing so many different portfolio , ideally is to look for space at a lower rental. sound proofing is equally important where ever you are.
secondly, will you be meeting your client in your base. will thing like floor trap and internal pantry be equally important and changing room for the models . all this are decision you need to think of before picking up any property. Text me for more discussion @97508318
