1. Electrical - 100amps , single. Or 3 phase.? Can still upgraded to 200amps?
2. Can use for light metal fabrication works which includes metal cutting and welding for tables and chairs legs?

Hello Tony
This is a B2 location, AS long as owner is fine with it and you have your right permit. and the unit configuaration allow you to do welding - open windows etc

For Electrical, if you are renting the place. you need to get a LEW to do the upgrade at your own cost.
