Negotiation of Commercial Space (PSF)

When properties mention that the PSF is Negotiable, can you give me an idea of what the typical range is in Singapore? Like what is the range of negotiation of PSF in Singapore? Does it range from 5, 10, 15, or 20%? When landlords are stating this, I would like to know more. I'm from a US based company, so I'm familiar with US real estate terminology and processes.

I'm currently looking at a 4500 square foot space (that is very much what I'm looking for) that is around 8.0 PSF which is beyond what I originally planned on spending, but I would like to know how far I could take this, and see if I'm better off just going for a bigger space, and negotiating.

Trying to get a perspective.

with regards to your question, some rental can negotiate up to 10%, depending on the landlord and the size taken.

Besides the rental rates, another factor to take note of is the legal aspects of the tenancy agreement. Most multi-national companies normally get stuck in the negotiations due to the unfamiliarity with the legal aspects of the tenancy agreement. This is also because most MNCs have their own in-house legal department.

To help smoothen the process, get local legal counsel to assist with the tenancy agreement.
