HI there, sorry to pop your bubble, but under current regulations, B1 light industrial properties cannot be used for gym.

Your size requirements makes it difficult to fulfil. You have to stick to using retail space.

At present, I do not have suitable space for your use. You will not just need to rent the space, but probably invest in retrofitting suitable bathrooms as well.

You likely need to invest quite a sizable amount of money into this project.
