May I know what kind of commercial units are you referring to? These are usually classified under Retail, Offices or Industrial.

Based on your budget of $400,000 - $500,000, there are few RETAIL units available for purchases, whether leasehold or freehold.

What I can recommend is a new mixed development called Kensington Square, located along Upper Paya Lebar Road. You will be able to purchase a FREEHOLD commercial unit at leasehold price! These units prices starts from $1.1 Million which is a deal at current market prices.

Dear Mr Lim,

I suppose you are a newbie when it comes to commercial properties investment. As with most residential properties, each individual unit in the market for sale has their unique selling points. It will therefore boil down to price and rentability and yield of the property before we are able to decide if it is a good buy. There is no particular type of property that you should look into. I assume also that you are looking at commercial property in order not to be subjected to ABSD? Perhaps I can show you around based on the budget you are working on?
