say there is a light industrial property (after holding for the past 3 years) that gives me a nett return of 11% (after deducting for s&C, PTX),..and the price has appreciated by about 1.5 times,....

..shall I still collect rent ? or sell ?

Is this returns considered average /good ?

If you are comfortable and happy with the rental lease return, you should continue. otherwise, if your capital gain is better, you can consider to sell.
