Perhaps you can give me an idea of the sort of commercial shop houses you are considering. I am cautious about this sector because the launches of shoebox industrial units have pushed industrial prices up very high and owners are asking for prices which are not supported by rentals.
The leasehold units may offer the type of rental yield you are asking. FH ones are available but may be rare to find with yield at 7%&more. These are usually sold even before they can be listed and their location goes hand in hand with the support of blue chip tenants. You may also like to know that good brand names tenants negotiate their terms down, etc. Yes, you may be caught in a catch22 situation.
There are other options available to achieve high yields but there are often trade-offs depending on how much a buyer can tolerate. Thanks.

Unless it's a distress sale, it would be foolish for seller to sell a FH commercial property at 7% yield.

I have a pool of investors willing to pay buyer commission for FH properties with more than 6.5% yield, so you can expect such properties to be sold before it reach the market.
