Hi Jay, even if it is a B1-white site, does not mean you can use it for an office, the usual rules affecting B1 industrial property applies. If you wish to use it for office space, it is dependent on your trade/business. If it is not under the approved categories, you may only use 40% of the floor space for your office, the remainder 60% may only be used for production, storage and packing uses.
