We are looking to invest on Commercial property as there is not ABSD or ASSD. As we narrow down, we realised that sim lim tower which is freehold/999 is alot cheaper that sim lim square ( balance 60 years) . Both have MRT access and sim lim tower is next to the HDB PLH and has sky graden connectivity to kallang river side. Love to hear from the expert here!

Dear sir/mdm,

While you are right that there is no ABSD or SSD, there can be GST applicable for the purchase too. The investment outlook definitely seems good for Sim Lim Tower as a freehold commercial development, nevertheless if we are looking at the footfall traffic, this is the reason why Sim Lim Square is commanding a better pricing in comparison. In real estate investment, while the old traditional advise is to go for freehold, the trend is not necessary this way. As long as you have a decent entry price per say, and have identified the right exit strategy, even 60years leasehold industrial property can also be a good investment option.

Niche segment of commercial or industrial properties like food factory is also a worthwhile consideration as investment, with rise of cloud kitchen and central kitchen space in demand.
