Dear Guru,
I want to explore investing in commercial property with estimated budget of 1 million, my investment objective is to get immediate return from rental yield, any guru can clarify me with below questions:

1. With this budget, What type of commercial property (Office/retail space/shop houses) with location whereby have heavy human traffic that I can get?
2. What type of commercial property can give good Rental NET Yield return if consider the location in question (1).
3. Any idea what is transacted Rental Net yield/gross yield based on good location in question (1)

Hi KF,

I am assuming that you are considering to invest in commercial properties due to Additional Buyers' Stamp Duty applicable should you purchase a residential property?

If you happen to monitor the ongoing commercial market trend, it is indicated that office rental has been on a slight decline and that retail shops vacancies are also on the rise. These are the usual attractive investment options when it comes to non-residential properties investment.

When it comes to a budget of $1m, you are likely be looking at offices outside the CBD (usually those walk ups) or industrial properties with lease of about 60years or less. My partner just assisted her investor client purchase a B2 Industrial at Premier @ Kaki Bukit for $1.02m (1873sqf). There are still tenanted units available in this development I can show you to realise the immediate rental returns. It is encouraged that viewings be arranged to study the various options such that you have a better idea.
