Dear Guru,

If i would like to purchase a industrial property for personal use & to lease out unused spaces for storange what industrial type should i be looking for B1 Or B2 or?

Personal use wise it's also storage and packaging of goods. Non food related.

please advice

In view of B1 will be for light industrial and have many units are selling near owner purchase prices in the market. Have a number of units on hand selling at valuation..

Based on your question, recommend B2 industrial but it more bigger in size and required higher budget.

B2 are areas used or intended to be used for industry, warehouse, utilities and telecommunication uses, whereby the business uses will be imposed with nuisance buffer more than 50m and within health and safety buffers. Special industries such as manufacture of industrial machinery, shipbuilding and repairing, may be allowed in selected areas subject to evaluation by the Competent Authority.

If it is for storage, B1 will be sufficient. There will be an oversupply of industrial space in the next few years and therefore you should take the location of your purchase into consideration.

The property should be located near areas with redevelopment potential and transport nodes so that there will be upside potential and will also be easy to attract potential tenants.
