Dear Gurus, Given the existing cooling measures for residential property, I'm looking at investing in commercial property assuming budget is between $1m - $$7m. I appreciate advice on the following: Which are the characters of the various sectors, and which should we focus on? Office Retail Medical Suites Shophouse Industrial Mixed-developments etc Why? Which are the characters of the various locations, and which should we focus on? North CBD East West Why? After selecting the type of property and location: What is the initial investment needed (cost)? How to finance? Recommended banks to use? - What is the expected rental yield / capital appreciation? future short and long-term prospect? Time frame (enter/exit strategy) Miscellaneous considerations * How does investment / operating a business help foreigners apply for long-term / SPR status (asking for interested friends)

Hi Ms Sun,

Your questions are relatively diversified and that having an investment budget of between $1m-$7m is a huge difference. I am unsure how did you derive these figures where the difference is a big $6m difference. Supposedly that the investor is sound financially to obtain up to 80% loan, the cash up front will be 20% downpayment as well as 3% stamp duty applicable on top of probable legal fees for conveyancing. Different segments of market will have their individual appeal, on top of difference in terms of enter and exit strategies therefore when it is exhaustive to be discussing these points here. As with most investments, an investor will need to identify their commitments, in terms of timeline of investment, 3/5/10years etc and weigh out the options according to the budget they are working on. Investments are usually associated with risks, therefore higher risks usually give higher returns. Different investors' appetite for risks will be different. I agree with Geryl, your budget is very huge, yet you are asking about financing.

You need to know if you are able to get up to approx. 6 mil financing before you consider any form of investment that is up to 7mil.

My opinion to invest in the current market is to secure an undervalue deal. Eg. Bank value it at $7M, you manage to buy at $6M or less. Best is $5M. ;)

Ignore new launches as your 20% downpayment is probably stuck there getting ZERO returns. Yeah, people might say capital gains upon TOP, but i am not so optimistic about that in the next 3 years. I prefer a conservative approach.

Office: Yes good.
Medical Suites: Unless you know the market well or you are a doctor please don't touch.
Shophouse: Good, prices sky high yield low but supply remains constant. Find a good price.
Industrial: My favourite. Freehold ones especially.
Retail: Unless you know the market, please don't touch.
