Hi, Looking for investment property not more than 1.3mil. Must have minimum yield 5%, preferably 6% and above. Must be already tenanted (prefer long-term tenants). Prefer NO GST. Prefer shophouse, commercial or mixed commercial/residential. Thanks.

At the current moment, for most property that yield 6% or more, you are likely over paying for the property. Yes, if you want to buy 5 to 6+% I have immediate units for you. Call me at 96855070  .

My personal recommendation however if to purchase properties at lower yield & lower $psf knowing rather certainly that it could achieve higher yield due to external factors in the surrounding that will improve the rental yield.
