A two-storey light industrial building (pictured) at the junction of Ubi Road 2 and Ubi Avenue 3 has been put up for sale by expression of interest (EOI), marketing agent CBRE said Wednesday (11 November).
According to CBRE, the owner firm ModusLink is considering a sale with vacant possession and is also open to considering a partial leaseback arrangement.
Located at 51 Ubi Avenue 3, the building is currently built to a plot ratio of 1.3 but has a permissible plot ratio of 2.0. It also comes with 35 years of remaining tenure from HDB, added CBRE.
Brenda Ong, Executive Director, Industrial & Logistics Services at CBRE said: “the site benefits from being located in a prime industrial area, close to the auto services cluster of Ubi and a 15-minute drive to the Central Business District. We are confident that there will be a high level of interest in the site, given its prominent dual frontage.” The guide price for the purpose-built building is between S$ 32 and S$33 million.
The EOI exercise will close 14 January 2016.
