Three units of freehold three-storey shophouses along Havelock Road have been put up for sale by tender, marketing agent Knight Frank announced Wednesday (29 April).
Located at 743, 745 and 735 Havelock Road, each shophouse unit zoned residential with commercial at 1st storey has a site area of between 1,572 sq ft to 1,885 sq ft and estimated lettable area ranging from 3,119 sq ft to 3,622 sq ft. According to Knight Frank, the shophouses are currently tenanted to food and beverage operators on the ground floor while the upper floors are tenanted for residential uses.
Mary Sai, Executive Director of Investment & Capital Markets at Knight Frank said: “It is rare to find freehold shophouses within an established housing estate with ample car park facilities in the immediate vicinity. It presents an exceptional opportunity for strategic investors or owner-operators to acquire an asset with potential strong rental returns and capital appreciation from the future macro development.”
In a response to an enquiry by CommercialGuru, Sai said the three shophouses can be sold as an entirety at an asking price ranging from S$5 million to S$5.75 million for each shophouse. She also noted that the shophouse unit at 735 Havelock can be bought on its own while the units at 743 and 745 Havelock Road will only be sold together.
Tender exercises for the shophouse units will close on 28 May.
