About 200,000 sq ft of office space across the top eight storeys of Vision Exchange will be launched for lease, developer Sim Lian JV announced in a press release on Tuesday (3 May).
Located along Venture Avenue, within the Jurong Lake District, the 25-storey office development with two storeys of Food & Beverage spaces and medical suites is expected to obtain Temporary Occupation Permit (TOP) in the first quarter of 2017.
Spanning approximately 25,000 sq ft across each storey, the 18th to 25th floors of Vision Exchange will offer tenants large office spaces with the minimum subdivision available from 2,000 sq ft.
Vision Exchange features high-grade specifications including raised floor system, floor-to-ceiling clearance, full-height glass cladding for natural lighting and high floor loading capacity.
According to Sim Lian Group, the development provides businesses with the flexibility of setting up offices with innovative designs and layouts. In addition, investors and businesses have the option of purchasing units within the development. “More than 70 percent of the 452 units released to date have been purchased by a mix of end-users and investors.”

Sim Lian Group chief executive officer Kuik Sin Pin said: “Professional firms, major services and solutions companies as well as institutional users are likely to drive demand for Vision Exchange, which has high-grade specifications that we believe will meet occupiers’ and tenants’ expectations.” The group expects keen interest from large tenants.
Meanwhile, CBRE Singapore’s Michael Tay said: “The relatively larger-sized units available at Vision Exchange provide a major pull factor for tenants seeking efficient layouts and the opportunity to customise the design and layout of their office space.”
CBRE and OrangeTee.com were the appointed leasing agencies for the project.
Vision Exchange is jointly developed by Sim Lian Group’s Sim Lian Land, and Sim Lian Development. It is also the group’s first development primarily focused on commercial spaces.
