Soilbuild Group Holdings and a global manufacturing giant have agreed to jointly invest about $610 million to construct a fully customised industrial facility at 171 Kallang Way.
The former has committed over $110 million, while Germany-based tech firm RF360 Singapore has pledged to invest around $500 million. The latter is a joint venture between TDK and Qualcomm, a Japanese electronics company and an American maker of telecommunications equipment, respectively.
Dubbed as Solaris @ Kallang 171, the property will have a total gross floor area (GFA) of more than 320,000 sq ft. Aside from housing RF360’s facilities for production, R&D, product testing and ancillary offices, it will come with bespoke specifications that surpass those of typical industrial buildings like vibration-controlled structural elements and improved floor loading for certain levels.
Soilbuild Construction Group’s wholly-owned unit Soilbuild E&C has already started overseeing the construction, with completion targeted by June 2019.
Previously, the company acquired two land plots in 164 and 171 Kallang Way in 2011 from JTC Corp, which was selling a portfolio of flatted factories built in the 1980s.
Developments of both sites are expected to offer a combined GFA of over 900,000 sq ft, with the land parcel in 164 Kallang Way presently being developed into two blocks of nine-storey industrial facilities intended for multiple users from hi-tech industries, such as research, science, media, engineering and info-communications.
Expected to be completed by 1H 2019, the development will feature extensive greenery in a bid to secure a Green Mark Platinum certification from the Building and Construction Authority (BCA).
In fact, it bagged a ‘Highly Commended’ accolade under the ‘Best Industrial Development’ category at the Singapore edition of the 2017 PropertyGuru Asia Property Awards.
