A large strata retail space at Big Mac Centre (pictured) in Ang Mo Kio Central has been put up for sale via expression of interest (EOI), revealed marketing agent Knight Frank.
With a floor area of 15,285 sq ft, the prime commercial space covers the entire third floor of the building, which features a column-free plate suitable for a fitness or wellness centre, or learning or entertainment business.
Located next to the Ang Mo Kio MRT station and Ang Mo Kio Hub, the property houses a McDonald’s restaurant, Q&M Dental Surgery clinic, Pet Lovers’ Centre and S11 food court, all of which attract heavy footfall.
Other tenants include a department store and the Automobile Association Centre, with the subject property currently occupied by a LAN gaming centre and a billiard centre.
With the sale subject to partial tenancy expiring by end-2018, the owners expect around $26 million for the property, which works out to $1,700 psf, said Knight Frank.
“Exclusive use of a whole floor of retail space with road frontage, particularly in a matured housing estate are hard to come by, especially in the current market where most shops for sale are shoe-box sized retail units,” noted Mary Sai, Executive Director, Investment & Capital Markets at Knight Frank.
The EOI exercise for the property will close on 16 March.
