A conservation shophouse at 45 Sam Leong Road (pictured) off Serangoon Road and Jalan Besar will be put up for auction on 29 March at Amara Hotel Singapore, revealed marketing agent Edmund Tie & Co.
With an indicative price of $5.3 million, the existing development comprises a two-storey shophouse with an attic. It has a total land area of around 1,538 sq ft and a built-in area of 2,600 sq ft.
The 999-year shophouse sits on land zoned commercial under the Master Plan 2014, with a plot ratio of up to 3.
Located within the Desker Road Conservation Area, the property is directly linked to other parts of the island via the Central Expressway as well as public transport nodes along Jalan Besar Road and Serangoon Road. It is also near the Farrer Park MRT station and the future Jalan Besar MRT station.
Featuring a coffee shop and tour agency on the first floor, the property – which generates a monthly income of $13,500 – is being sold with partial tenancies.
“The property represents an interesting option for investors, given its central location and proximity to a vibrant and culturally-rich neighbourhood,” said Joy Tan, Head of Auction at Edmund Tie & Co.
“It is also supported by a sizable residential catchment, while the area is being rejuvenated with the nearby medical suites and other modern establishments. The owner can look forward to an immediate return on their investment through rental income as the property is tenanted.”
