Century Warehouse (pictured), a freehold industrial development in Pasir Panjang Road, has been launched for sale via tender, with its owners expecting offers of about $57 million or $750 psf per plot ratio (psf ppr), revealed marketing agent Knight Frank on Thursday (1 Nov).
With a land area of about 30,402 sq ft, the eight-storey industrial warehouse is zoned for Business 1 (B1) purposes. It has a permissible gross plot ratio of 2.5 and contains 35 strata units with a combined area of 56,539 sq ft.
Aside from a basement carpark, it has a 35m frontage along Pasir Panjang Road with an average depth of 82m.
“This is a rare freehold site available for sale and with 100 percent consensus obtained from all subsidiary owners to sell, potential buyers will find this an attractive investment,” said Tan Boon Leong, executive director and head of industrial at Knight Frank Singapore.
The property is surrounded by other industrial projects like Mapletree Business City as well as Interlocal Centre and OC @ Pasir Panjang.
Apart from being a short walk to two MRT stations – Labrador and Pasir Panjang, it has convenient access to the West Coast Highway and Ayer Rajah Expressway.
“Located in an exclusive industrial area and just 10 minutes’ drive away from the CBD, we believe this will be an attractive industrial opportunity for owner occupiers, developers and funds,” added Ian Loh, Knight Frank Singapore’s executive director and head of investment and capital markets.
The tender exercise for Century Warehouse closes on 30 November.
