A four-storey conservation shophouse (pictured) at 28 Stanley Street has been put up for sale via an expression of interest (EOI) exercise, revealed local property agency Auctionjia.
Located close to Telok Ayer MRT station, the freehold conservation shophouse – which comes with a roof terrace balcony – sits on a 1,729 sq ft site and has a gross floor area of around 6,485 sq ft.
It is also accessible via major expressways including the Central Expressway and Marina Coastal Expressway.
The ground floor of the unit is presently occupied by a café selling organic food, while a corporate services provider is leasing the third and fourth floors. The second floor is vacant with potential to house another restaurant.
Auctionjia noted that foreigners are allowed to buy the shophouse as it sits on land zoned for commercial use. No additional buyers’ stamp duty or seller’s stamp duty is payable.
“Shophouses have always been highly sought-after for their heritage charm and scarcity. We believe the freehold tenure of this Stanley Street shophouse and its excellent location will provide attractive rental yields and potential for long-term capital appreciation,” said Jessie Low, co-founder and director of Auctionjia.
The EOI exercise for 28 Stanley Street closes on 12 December.
