Keppel Bay Tower to become Singapore’s most energy-efficient commercial building

Keppel Bay Tower at 1 Harbourfront Avenue is expected to become the first super low-energy high-rise building in Singapore, after it secured a grant up to $1.28 million from the Building and Construction Authority (BCA) to test five new and emerging technologies.

When the pilot is completed in July 2020, the Green Mark Platinum-certified building is expected to reduce its yearly energy consumption by about 20 percent from 145 kilowatt kWh per square metre (kWh/m2) to 115 kWh/m2. If the technologies are applied across the entire property, power usage is estimated to drop further to 92 kWh/m2.

Even if the technologies are partly applied across the 18-storey tower, this is projected to result in energy savings of 1.5 million kWh, an amount that can power over 250 five-room HDB flats for one year. The building’s owner can also conserve 7,000 sq m of water, which can fill three Olympic-size swimming pools.  Altogether, these would lead to cost savings of around $250,000 per annum.

With Keppel Bay Tower benefiting from these technologies, the landlord will apply to BCA to certify the commercial building under the new Green Mark for Super Low Energy.

The five new and emerging technologies that will be tested in Keppel Bay Tower consists of an intelligent building control system and cooling tower water management system, both of which will be implemented in the entire building.

Another is a smart lighting system that will be used across seven floors, while a high efficiency air distribution system and an integrated sensor technology to optimise fresh air intake will only be applied on one level.

This will be the first time that these technologies, chosen from the BCA-Keppel Land Joint Challenge Call launched last year, are implemented in Singapore. Moreover, the property owner will explore opportunities to partner with Envision, a global smart energy firm, to further enhance power usage at Keppel Bay Tower.

“We are excited to be piloting these new and emerging technologies at Keppel Bay Tower, with a view to replicate the implementation of these technologies to rejuvenate other commercial buildings,” said Ng Ooi Hooi, Keppel Land’s President for Singapore.

Keppel Land is the property arm of Keppel Corporation, whose headquarters is located in Keppel Bay Tower.
