Springleaf Tower is a 37-storey Grade A office building at the junction of Anson Road within Singapore’s central business district.
An entire office floor of Springleaf Tower has been put up for sale via an expression of interest (EOI) exercise, with a guide price of $29.5 million or $2,746 per sq ft (psf) based on its strata area.
Marketing agent CBRE revealed that no additional buyers’ stamp duty or sellers’ stamp duty is payable for the property, which is being sold on a vacant possession basis.
Located on Level 30, the property has a strata area of around 10,742 sq ft and comes with exclusive use of restrooms, lift lobby and pantry.
Springleaf Tower is a 37-storey Grade A office building at the junction of Anson Road within Singapore’s central business district. It enjoys direct sheltered connectivity to Tanjong Pagar MRT Station through an underground walkway.
“This offering is a good opportunity for an occupier or an investor to purchase a high-quality strata office,” said Jeremy Lake, managing director of capital markets at CBRE.
“Office floors within Springleaf Tower are tightly held by a very small number of owners and the opportunity to acquire one full floor located on a high floor offering unblocked sea views is rare and hard to come by.”
The last recorded transaction within the development was the sale of the 22nd floor at $2,602 psf in June 2018.
“This has set a new benchmark within the building,” added Lake.
The EOI exercise for the property closes on 1 August.
