The Land Transport Authority (LTA) has secured provisional permission from the Urban Redevelopment Authority to develop office and retail space within the Jurong East integrated transport hub (ITH), reported The Business Times.
Under the provisional permission, which was granted in November last year, LTA will develop 436,369 sq ft gross floor area of office space as well as 54,788 sq ft of retail space, which will be seamlessly linked to the Jurong Bus Interchange and Jurong East MRT station.

This would be in line with efforts to promote decentralisation of government offices from the city. Moreover, Jurong East was envisaged as the second central business district of Singapore.
Some market watchers believe Jurong East ITH’s office component may be big enough to house all of MOT’s and LTA’s offices in one roof.
“That said, there’s an argument to having more than one location for BCP (business continuity planning) as the Covid-19 outbreak shows,” said a veteran office leasing agent.
Currently, MOT occupies a few floors of PSA Building in Alexandra Road, while LTA has three office campuses – namely in Hampshire Road next to Little India, Chai Chee Street and Sin Ming Drive.
According to an LTA spokesperson, the Jurong East ITH will occupy a 2.6-hectare site along Jurong Gateway Road. The hub is expected to be completed by 2027. “A tender has been called for its design and construction,” she added.
However, she could not provide information on the hub’s development cost as well as the scheme for the proposed development since the design tender is yet to be awarded.
ITHs usually feature an MRT station, a bus interchange and a mall – all of which are seamlessly connected so that commuters enjoy convenient access to amenities.
To date, Singapore has 10 such hubs – in Toa Payoh, Ang Mo Kio, Sengkang, Serangoon, Boon Lay, Clementi, Joo Koon, Bedok, Yishun and Bukit Panjang.
ITHs under construction include those in Bidadari, Punggol North and Buangkok.
The ITH in Jurong East is one of those under the longer-term plan of LTA. Others include Beauty World, Hougang, Bedok South, Jurong East, Pasir Ris, Marina South, Tengah and Tampines North.
