A three-storey shophouse at Havelock Road in District 1 and two adjoining HDB shophouses at Jalan Bukit Merah in District 3 have been put up for sale, with a guide price of $5 million and $2.8 million, respectively, revealed marketing agent Knight Frank Singapore.
Located near the junction of Beo Crescent, the freehold shophouse at Havelock Road occupy a 1,574 sq ft site and has a gross floor area of around 3,422 sq ft.
“This stretch of road has been gradually gentrified with modern cafes, restaurants, a grocery store, bakeries as well as the famous Teochew porridge shop on the ground floor of one of the shophouses. A few upper floors have been further converted into a co-living space, drawing the younger crowd in a locale that now boasts more vibrancy and attracts more footfall,” said Mary Sai, Executive Director, Capital Markets for Land & Building, Collective & Strata Sales, Knight Frank Singapore.
The HDB shophouses, on the other hand, have a total floor area of 3,014 sq ft, comprising about 1,507 sq ft ground floor retail space and living quarters on the second level, which also has around 1,507 sq ft.
Currently, the entire premise is tenanted as a childcare centre, serving the neighbourhoods of Kim Tian Road and Tiong Bahru.
Knight Frank expects the shophouses to attract healthy levels of interest from owner-occupiers and investors due to their good locations with high visibility.
The tender for both the Havelock Road and Jalan Bukit Merah shophouses closes on 12 May.
