A portfolio comprising 29 ground floor food and beverage (F&B) and cloud kitchen units have been put up for sale via expression of interest (EOI), revealed marketing agent Colliers International.
Located at CT Hub 2, the units have a total strata area of 906 sq m and are approved for F&B use. Unit sizes range from 26 sq m to 42 sq m. The units are accessible via dual entrances from Lavender Street and Kallang Avenue.
The units enjoy excellent connectivity via major roads and expressways, including Kallang Road, Lavender Street, Central Expressway, Kallang Paya Lebar Expressway and Pan Island Expressway.
There is also ample parking at the development’s multi-storey carpark.
The immediate industrial district within Bendeemer and the residential estates at Kallang and Boon Keng offer a ready catchment of patrons for the F&B units.
Colliers noted that the units are most appealing to entrepreneurs with a modest budget and are on the lookout for a suitable space to start their F&B operations before expanding further.
The other units at CT Hub 2 are fully leased, providing investors with a unique opportunity “to generate immediate income with the potential for future rental appreciation”, said Steven Tan, Senior Director of Investment Services at Colliers International.
“Demand for cloud kitchens surged during the pandemic, and it is expected to remain post-pandemic, as we see F&B companies setting up cloud kitchens to meet the rising demand for quick food deliveries. Cloud kitchens allow food operators to tap into the shared infrastructure of a cloud kitchen without incurring high capital outlay and staffing costs,” he said.
Since the units are of commercial nature, no Additional Buyer’s Stamp Duty or Seller’s Stamp Duty will be payable.
The EOI exercise for the properties closes on 8 June.
