A two-storey non-conservation shophouse at 221 Upper Thomson Road has been put up for sale with a guide price of $6.5 million, revealed exclusive marketing agent Savills Singapore.

With an estimated floor area of 2,309 sq ft, the freehold shophouse occupies a 1,623 sq ft site that is zoned for “Commercial” use. It is fully tenanted to a clinic on the ground floor and an art school on the second floor.

The shophouse is located within the Thomson residential enclave, on a stretch of road comprising the Thomson Plaza shopping centre as well as shophouses housing various hipster cafes, eateries, and enrichment centres.

It also enjoys direct access to the upcoming Upper Thomson MRT station on the Thomson-East Coast Line (TEL), which is set to open in the third quarter of this year.

“Densely populated with established schools and residences comprising predominantly landed houses and private residential developments, shophouses along Upper Thomson Road have always been very well-sought after,” said Yap Hui Yee, Director of Investment Sales and Capital Markets at Savills Singapore.

“The supply is limited and hardly on the market as ownership is tightly held. The Thomson enclave still has tremendous growth potential with JadeScape residences attaining TOP in 2023, which will inject more than 1,200 homes in the area. The move of Raffles Girls School to Marymount and the establishment of Eunoia Junior College at Bishan have further contributed to the high footfall in the area.”

Given the site’s commercial zoning, foreigners and companies can acquire the shophouse with no Additional Buyer Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) payable.
