Two adjoining terrace factories at 94 and 96 Mandai Estate have been put up for sale via expression of interest (EOI), revealed exclusive marketing agent Colliers International.
The freehold terrace factories occupy a combined site area of 1,295.6 sq m (about 13,945 sq ft), featuring a combined built-up area of around 1,601 sq m (about 17,233 sq ft). The regular-sized site is zoned for “Business 2” use under the 2019 Master Plan, with a plot ratio of 2.5.
The properties are currently tenanted and are being sold on an as-is-where-is basis. Colliers noted that the sale is not subject to the approval of JTC.
“Freehold industrial land that is zoned Business 2 is rare to come by. This opportunity offers buyers the flexibility to either utilise the existing space or redevelop the site into an industrial building with modern specifications to meet the changing business needs, subject to obtaining approval from the relevant authorities,” said Pearl Lok, Director of Investment Services at Colliers International.
The terrace factories are well-served by expressways and major roads, such as Bukit Timah Expressway (BKE), Kranji Expressway (KJE) and Woodlands Road. Moreover, they are just a 10-minute drive to Yew Tee MRT Station as well as the Woodlands Checkpoint. The properties are also near the future Sungei Kadut MRT Interchange, which serves the Downtown Line and North-South Line and is set for completion by the mid-2030s.
The EOI exercise for the terrace factories closes on 16 September.
