A three-storey conservation shophouse at 77 Boat Quay has been put up for sale via expression of interest (EOI) with a guide price of $16 million or $4,279 per sq ft (psf) on total floor area, revealed exclusive marketing agent CBRE.
With a total floor area of about 3,739 sq ft, the 999-year leasehold shophouse occupies a 1,530 sq ft site that is zoned for “Commercial” use under the 2019 Master Plan. It comes with rights to lease an additional 275 sq ft of outdoor refreshment area located at the foot of the property.
The shophouse is currently fully leased to a food and beverages (F&B) tenant on the ground floor, a shop on the second floor and a beauty salon on the third floor.
Enjoying prominent frontage along the Singapore River, the shophouse is near Clarke Quay MRT station as well as Raffles Place MRT Interchange. It is also well served by the Central Expressway (CTE).
“Due to its rich history, shophouses along Boat Quay have long been viewed as the most prestigious and treasured assets in Singapore. There are arguably only 57 individually owned waterfront shophouses in the entire Singapore and they are all located on Boat Quay,” said Clemence Lee, Senior Director of Capital Markets for Singapore at CBRE.
“As such, shophouses on Boat Quay are rarely put up for sale and we believe that astute investors or owner-occupiers will recognize this and jump on this opportunity to own a unit along Boat Quay.”
And since it is zoned for commercial use, the shophouse can be acquired by foreigners with no Additional Buyer’s Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) payable.
The EOI exercise for the shophouse closes on 22 September.
