Singaore’s JTC Corporation recently held the groundbreaking ceremony for JTC Space @ Tuas, a 10-storey integrated industrial project that clusters together related manufacturing activities under one facility to reduce costs and improve efficiency.
Located next to the upcoming Gul Circle MRT station, the 6.4ha development comprises 7 land-based factories on the ground floor with a heavy floor loading of 30kN/sqm and height clearance of 13.5 metres.
These premises cater to heavy manufacturing activities such those in the oil and gas sector, and their specifications are among the highest in JTC’s factories so far.
On top of those 7 land-based factories, another 36 ramp-up and 95 flatted factories will be constructed to provide space for the downstream segment of the oil and gas industry, or suppliers in the manufacturing sector like those involved in precision engineering and general manufacturing activities.
In total, JTC Space @ Tuas will offer 128,000 sqm of industrial space. The development will also come with an amenity centre, a 1,300-bed workers’ dormitory and a parking lot that can accommodate 200 heavy vehicles.
Notably, this is the JTC’s first project that integrates ancillary facilities. This set-up is expected to increase overall work productivity and reduce roadside congestion especially illegal parking by heavy vehicles.
The project is expected be completed by Q3 2017 and will result in a land savings of 50 percent.
“JTC Space @ Tuas is a good concept as it allows companies like ours to integrate our operations in a single development and help increase our operational efficiency,” said Lee Kong Peng, Managing Director of Rohag Singapore, one of the firms that will occupy the land-based and ramp-up units at the development.
“As our businesses involve large machines and equipment, it is not easy to find a ready-built facility with these high specifications in the market. The opportunity to tap on the other manufacturing and supporting companies in the development is another bonus,” Lee added.
