Mapletree Industrial Trust (MIT) has just completed its biggest build-to-suit (BTS) development for HP Singapore at 1 and 1A Depot Close after it finished the second phase of the project, revealed an SGX filing on Friday (23 June).
This marks MIT’s maiden redevelopment of a flatted factory cluster into a purpose-built facility consisting of two hi-tech buildings at eight and 11 stories high with gross floor areas (GFA) of 403,500 sq ft and 421,000 sq ft respectively.
With a combined gross development value of S$226 million, the property has a total GFA of more than 824,500 sq ft. Besides an office, it comes with facilities for manufacturing and customer service, as well as product and software development.
The development was built to high specifications. For instance, the floor can handle maximum stress of 12.5kN per sqm, while the large contiguous floor plates have clear heights of up to six metres.
Aside from the green spaces on the first and second floor of the facility, the building envelope including the walls, roofs and windows were designed to improve lighting and minimise heat gain, leading to lower energy consumption.
The facility also uses NEWater for its cooling towers, landscaping and toilet flushing, plus the LED lights at its staircases and comfort rooms only activate if there are people in the vicinity.
Given its eco-friendly features, the BTS facility obtained the Building and Construction Authority’s Green Mark Platinum Award, the highest rating for environmentally sustainable structures in Singapore.

The entire BTS facility is leased by HP for an initial tenure of 10.5 years and the tenant has the option to renew for two additional five-year terms with annual rental increases. Phase 1 received its temporary occupation permit (TOP) on 21 October 2016, while the lease for the second phase will start from 1 September 2017.
